Thomas Wyrkesworth of Atherstone co. Warrewyk 'yoman,' to Alice Wyrkesworth his wife, Simon Wyrkesworth his son, William Emelyn, John Emelyn, both of London, William Wetton and William Hert 'gentilmen,' their executors and assigns. Gift with warranty of all his goods and chattels in Atherstone and elsewhere within the realm, and all debts to him due; and he has put them in possession thereof by delivery of one silver girdle. William Bullyngbroke otherwise Douglas, Christiana his wife, John Stucle of Newenham co. Suthampton and Agnes his wife, to John Conys of St. Albans co. Hertford, Joan his wife and William their son, their heirs, executors and assigns. Demise indented with warranty for ninety nine years of a tenement or inn called the 'Swan' situate in 'Churchestrete' St. Albans between a tenement or inn of John Newbury called the 'Pecok' on the east and a tenement or inn of John Vessy called the 'George' on the west and extending from the said street on the south to land of the abbot and convent on the north, as shewn by metes and bounds, rendering yearly 20s. at Michaelmas day, namely 13s. 4d. to the said William and Christiana, their heirs and assigns, and 6s. 8d. to the said John and Agnes, their heirs and assigns, the first term of payment being at Michaelmas, 1459, and performing all services to the chief lords due and accustomed: the grantees shall repair and maintain the said inn at their own cost, alien fire, lightning and fire thereby caused excepted, and if the rent be fifteen days in arrear and sufficient distress may not be found, or if the tenement be not repaired and maintained, it shall be lawful for the grantors, their heirs and assigns, again to enter and hold the same in their first estate, thrusting out the grantees, their heirs, executors and assigns.
