Declaration that for a sum of money to him paid he has sold unto the said William the manor of Maltby in Clevelond, seven messuages, 46 oxgangys and 10 acres of land, 9 acres of meadow and the rent of a red rose in Maltby and Semer, and the half dell of the manor of Semer, wherof he has levied a fine in the king's court to William Sayer and John Sayer his father and to the heirs of the said William, requiring all feoffees to his use to release and make estate therof to William Sayer or other to be named by him, and to their heirs in fee. Last will of John Seymour late of London mercer, dated 31 July, 1466, 6 Edward IV, in respect of all his lands, rents and services within the hundred of Westgate by Canterbury late of William Bartlot of Westgate: that immediately after his death his feoffees shall make an estate thereof to Agnes his wife for life, with remainder to themselves, their heirs and assigns, under a condition that if Simon Bartelot, son and heir of John Bartelot her brother, or the heirs male of his body shall pay 270l., namely 170l. to the said Agnes, her executors or assigns, 30l., to John Seymour, 20l. to William Seymour his brother, 20l. to Thomas Seymour another brother, sons of the testator, 10l. to Idonea Norburgh the testator's daughter and 20l. to Katherine Seymour her sister, his feoffees shall make a feoffment of the premises to the said Simon or his heirs male, and to the heirs male of his body, with remainder to John Seymour the son and the heirs male of his body, remainder to William Seymour and the heirs male of his body, remainder to Thomas Seymour and the heirs male of his body, remainder to the said Idonea and the heirs male of her body, remainder to the said Katherine and the heirs male of her body, remainder to the right heirs of William Bartelot late of Westgate; provided that if the said Simon die without male issue before such payment, after his decease the feoffees shall make a feoffment to the testator's said sons, with remainders as aforesaid: if the said Agnes or any of his sons or daughters die before payment of their share of the said sum, the same shall be equally divided among the survivors: all issues and profits of the premises after the death of the said Agnes until the said payment be made shall be spent by the testator's next heirs to their own use: if the said Agnes or his sons and daughters die before such payment, it shall be received by the executors of the testator or of the said Agnes, and spent upon pious uses and works of charity for his soul, the souls of his sons and daughters and of the faithful departed.

Robert Kirkeham clerk, dean of the king's free chapel of St. Stephen within his palace by Westminster co. Middlesex, and the college of the one part and Humphrey Starkey of the other part. Indenture reciting a charter indented, dated 31 January, 12 Henry IV, whereby John Leybourne, John Preston and John Spaynell clerks with licence of the king gave to Nicholas Slake dean of the said chapel and the college and to their successors a yearly rent of 5 marks issuing from two messuages and divers shops with houses thereupon built to the same attached in 'Fanchirche, Fanchirchestrete' London upon the corner of 'Marclane' in the parish of Allhallows Stanyng, upon condition that 4 marks thereof should be spent to maintain an obit yearly of John Ware in the said chapel on 9 December, namely that the dean for the time being should be present at placebo, dirige and mass of requiem, and, if so disposed, should celebrate, or cause one of his brethren the canons to celebrate such mass, and should take 3s. 4d., and every canon present until service ended 2s., every vicar present 12d., every clerk of the chapel 6d., every chorister 4d., and the verger 8d. by the hands of the treasurer; that 5s. should be spent to maintain a lamp burning before the image of the Virgin every day from the first opening of the chapel door in the morning until the closing thereof in the evening, and the residue, with that arising from the absence of any of them for the common uses of the chapel as the dean and college should appoint; that if the dean or any canon, vicar or minister should be detained by notable known infirmity within two miles of the chapel, he should take his proportionate share as if present, and that 13s. 4d. should be paid by the treasurer for the time being to the steward of the vicars and clerks for a pittance on the day of the obit and on Christmas eve by even portions, according to the will of John Ware; and reciting a bond of the dean and college to the chancellor of England to keep such obit and distribute the said sums every year on 9 December, or the next day on which it might be done by the statutes and customs of the college and observance of the ordinal; and witnessing an agreement between the parties that they and their successors shall keep an obit for John Ware, Richard Starkey, Margaret his wife, fathers and mothers (sic) of the said Humphrey, and Emmot Boston, and after the death of the said Humphrey or Isabel (sic) who shall first decease, and after their deaths, an obit for the said John Ware, Humphrey, Isabel, Richard, Margaret and Emmot as aforesaid, distributing 5 marks a year only for their souls; that if they shall make default, or prosecute any action or suit to charge the person of the said Humphrey for the said rent by writ of annuity, maintaining the same after notice given to the dean for the time being, the rent shall not be leviable, but the said Humphrey, his heirs and assigns and the lands etc. aforesaid shall be thereof discharged, and that neither the dean and college nor their successors shall distrain upon the premises nor prosecute action, plaint or execution against the said Humphrey or any other person for any other or greater rent than 5 marks a year, for which, if in arrear, the said Humphrey covenants that it shall be lawful to distrain thereupon. Condition, that whereas Agnes Guybon of London widow by charter gave to the said George, William Barnevile, John Hardy, both deceased, and John Balle, their heirs and assigns, certain lands etc. in Willesdon to her own use and profit to perform her will, and after by her testament appointed that her feoffees should make an estate thereof to William Boys and to the heirs of his body, with remainder to Anne Boys, her heirs and assigns; and after at the request of the said Anne and of John Cristede her husband, averring that William Boys is dead without issue, they gave the same by charter to the said Anne, her heirs and assigns, if William Boys be alive, or there be heirs of his body, and they shall come in chancery and by bill or otherwise crave an estate in the premises, John Cristede and Anne shall within fifteen days after notice given make an estate thereof in law to the said feoffees, to the intent that they shall make an estate to William Boys and the heirs of his body, with remainder to the said Anne, her heirs and assigns.

Indenture of agreement, reciting the (last foregoing) charter, and reciting a charter, dated London, 26 October, 5 Edward IV, whereby Thomas Reyner the elder, Oliver Davy goldsmiths and Thomas Fermory scrivener citizens of London made a demise to John Baker, John Broun, Thomas Fabyon and Richard Mortymer grocer citizens of London, their heirs and assigns, of the whole tenement with solar etc. in 'Bredstrete' in the parish of St. Christopher in 'Bredstrete' ward London which those grantors had by gift of John Guybon 'gentilman' and Robert Broun citizen and tailor of London to them, their heirs and assigns, and witnessing a covenant by John Baker that he and the other feoffees shall again enfeoff John Guybon, his heirs and assigns, of the said manor and premises in Harengey and the said tenement in 'Bredstrete,' if he, his heirs or executors shall, on 3 February next between the hours of nine and eleven before noon pay 25l. 13s. 4d. upon the altar of St. Anne in the church of St. Thomas the martyr called Acon in London; and the defeasance of a bond of statute staple in 24l., by John Guybon made to John Baker, and dated in the staple of Westminster, 5 October, 5 Edward IV, upon condition that payment be made as aforesaid, or that in case of default John Baker, John Broun, Thomas Fabyon and Richard Mortymer, their heirs and assigns, shall peaceably hold the premises in Harengey and the tenement etc. in 'Bredstrete,' without ejection, molestation or recovery by John Guybon, his heirs or assigns, and he shall deliver up all charters, evidences etc. which concern the same. Condition, that within three months after notice of their award he shall pay such sums of money as shall be awarded, due to Thomas Wenselowe by Guy Fairfax, Thomas Bryan, Richard Pygot serjeants at law and Humphrey Starky their nominees by reason of payments by the said Thomas made to Alexander Marshall or deliveries to his use, or by reason of the repair of the manor of Sonwell in the parish of Asshew (fn. 2) co. Hertford, so that the award be made before the Purification next, and if not by then made, such sums as shall be awarded by the chancellor for the time being, so that his award be made before Ascension day next.
